GD WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the patty of the second part, the beirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kodke at Mattituck, Southold Town, Suffolk County, New York,
known and described as Lots Nos. 84 and 85 on a certain map entitled
"Subdivision Map Section One of Property of George I. Tuthill and other
situate at Laurel, Town of Southold, N.Y. " surveyed March 28, 1929 by
Otto W. Van Tuyl, Greenport, N.Y, surveyer, and filed in the Office of
the Clerk of Suffolk County on the 15th day of January, 1929 as Map No,
\' 861 ; said lots being further bounded and described as follows: Beginni
at a point on the Northerly side of Second Street at the Southeast corn
rn; of the premises herein conveyed adjoining Lot No, 83 on said map; runni
thence in a Westerly direction along the northerly side of Second Stree
86,13 feet to land formerly of Cooper; running thence in a Northerly
direction along said land formerly of Cooper 175, 01 feet to Lot No, 75
on said map; running thence in an easterly direction 83, 72 feet along
Lots Nos. 75 and 76 on said map; running thence in a southerly directioi
along Lots Nos. 80, 81 , 82 and 83 on said map 175 feet to the point or
place of beginning. TOGETHER with all the right, title and interest of
the parties of the first part , of, in and to that portion of Second Str:
adjoining said premises to the center line thereof. TOGETHER with the
privilage in common with others to use a right-of-way leading from the
Boulevard, to Peconic Bay, which said privilege is contained and recite,
in deed to George I. Tuthil, etal, from Frank Bray etal, dated 4/17/29
and recorded 8/13/28 in Suffolk County Clerk' s Office in Liber 1368 of
deeds , Page 24.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the 1xiyment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
