premises being more particularly bounded and described,

BEGINNING at a point marked by a monument set at the Northwesterly
corner of the premises herein described (which point is South 51 degrees
07 minutes West a distance of 3. 0 feet from the Northwesterly corner of Lot 11
on said map);
RUNNING THENCE North 51 degrees 07 minutes East a distance of
40, 89 feet to a point marked by a monument;
RUNNING THENCE on a curve to the right (whose radius is 14. 08 feet)
a distance of 23. 01 feet to a point marked by a monument;
RUNNING THENCE South 35 degrees 16 minutes East a distance of
157. 92 feet;
RUNNING THENCE South 38 degrees 24 minutes West a distance of
58. 12 feet;
RUNNING THENCE North 35 degrees 16 minutes West a distance of
185. 74 feet to the point or place of BEGINNING.
TOGETHER WITH a right of way for purposes of ingress and egress over
the roads as shown on the "Map of Edgemere Park" to Peconic Bay Boulevard, and
together with all right, title and interest the seller may have to Brushes Creek, if
