New York, bounded and described as follows:
BEGINNING at a point at the northwesterly corner of premises herein described,
where it intersects the southerly side of Peconic Bay Boulevard. Said point
also being at the northeasterly corner of a Right of Way, where it intersects
the southerly side of Peconic Bay Boulevard;
RUNNING THENCE North 40 degrees 04 minutes 00 seconds East along the southerly
side of Peconic Bay Boulevard a distance of 120 feet to the northwesterly corner
of land now or formerly of Howard Piquet;
RUNNING THENCE along the westerly line of land now or formerly of Howard Piquet
the following three (3) courses and distances:
(1 ) South 16 degrees 42 minutes 00 seconds East 11 .36 feet;
(2) South 20 degrees 54 minutes 50 seconds East 50.98 feet;
(3) South 28 degrees 25 minutes 30 seconds East 50.55 feet;
RUNNING THENCE South 72 degrees 04 minutes 50 seconds West 14.03 feet to the
northeasterly corner of land now or formerly of Marcucci ;
RUNNING THENCE along the northerly line of land now or formerly of Marcucci the
following two (2) courses and distances:
(1 ) South 40 degrees 04 minutes 00 seconds West 36.49 feet;
(2) South 73 degrees 18 minutes 00 seconds West 45.77 feet to the easterly
side of a Right of Way;
RUNNING THENCE Northerly along the easterly side of said Right of Way the following
two (2) courses and distances:
(1 ) Along an arc bearing to the left having a radius of 98.83 feet a distance of
57.33 feet;
(2) North 49 degrees 56 minutes 00 seconds West 14.43 feet to the southerly side
of Peconic Bay Boulevard and the point or place of BEGINNING.
TOGETHER with and as appurtenant to the premises hereinbefore described the
right in common with others, at all times hereafter to enter upon the following
described premises for the purpose of ingress to and egress from Peconic Bay
Boulevard and Great Peconic Bay; but the right of ingress and egress from the
hereinbefore described premises to Great Peconic Bay shall be on foot only;
together with the right to use so much of the following described property as
consists of beach land for the purpose of bathing, sunbathing and for the purpose
of embarking in and disembarking from small boats; provided however, that the
parties of the second part shall be under no obligation or duty to maintain or
repair the land or property over which said right of way is hereby given.

formerly owned by John Hallock, situate, lying and being at Laurel , in the Town
Of Southold, bounded and described as follows:
BEGINNING at a point on the southerly line of Peconic Bay Boulevard distant 64
feet as measured along the southerly line of Peconic Bay Boulevard on a course of
north 40 degrees 0 minutes east from a point on the southerly line of Peconic
Bay Boulevard where the same is intersected by the northwesterly corner of land
of Busch and the northeasterly corner of land now orformerly of Bacchus;
RUNNING THENCE South 50 degrees 0 minutes east 14.43 feet;
THENCE on a curve to the right whose radius is 82.83 feet a distance of
48.04 feet;
THENCE South 16 degrees 46 minutes east 463.37 feet;
THENCE South 34 degrees 0 minutes west 96,83 feet to the westerly line of
land of Busch where the same adjoins land now or formerly of Bacchus;
THENCE South 16 degrees 46 minutes east along the westerly 'line of land of Busch
to Great Peconic Bay;
THENCE Northeasterly along the Great Peconic Bay to the easterly line of land
formerly of Busch and the westerly line of land now or formerly of Samuel D.
Piquet;
THENCE North 16 degrees 46 minutes west along the easterly line of land formerly
of Busch to a point distant 520 feet from the southerly side of Peconic Bay
Boulevard as measured along said last mentioned course if the same were projected
northerly;
THENCE South 34 degrees 0 minutes west 98.50 feet to a point;
THENCE North 16 degrees 46 minutes west 450.30 feet to a point;
THENCE on a curve to the left whose radius is 98.83 feet, 57:33 feet to a point;
THENCE North 50 degrees O minutes west and parallel to the first described course
14.43 feet to the southerly side of Peconic Bay Boulevard;
THENCE RUNNING South 40 degrees 0 minutes west along the southerly side of
Peconic Bay Boulevard, 16 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein by
deed dated 12/23/1944 recorded 1/8/1945 in Liber 2416 cp 390 and by deed dated
9/26/1965 recorded 10/4/1965 in Liber 5833 cp 436 in the Suffolk County Clerk's
Office.
