certain map entitled, "Amended Map of Mattituck Park Properties, Inc, ,'
y Mattituck; New York," said map being made by Daniel R. Young," P ,E. 4,
L. S. , from actual survey completed July 11 , 1924, and filed in the
V Office of the Clerk of the County of Suffolk on the 12th day of
January, 1926 as and by Map No. 801 (Abstract No. 368) ,
TOGETHER ALSO, with the right to use for recreational purposes the plot's
shown on said map as Sigsbee Park and the beach adjacent thereto in
common with , said. Mattituck Park Properties , Inc. , and with others who
have now or may hereafter acquire rights in the same, subject , however, '
to such reasonable rules and regulations with respect to the use there`
of as Mattituck Park Properties, Inc, may from time to time put into
effect , it being` expressly understood that Mattituck Park Properties ,
Inc, shall not be held responsible for injuries or accidents that occur
in connection with the use and enjoyment of said Sigsbee Park and beach.
BEING the same, property conveyed to the parties of the first part hereii
by deed dated, O tober 19 , 1973 and recorded in Liber 7517 Page 395 of
conveyances with the Clerk of Suffolk County ; on ,October 26, 1973.
SUBJECT TO a first mortgage held by Frans E. Matson in the original
amount of $6,000. 00 and now reduced to approximately $4 , 793. 52 with
interest at 7 1/2%
Together with a!! right, title and int_ -, if any, of the party oil tVa First part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto tha
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will..receive the consideration for this conveyance and will hold the right to receive such consideration as a trurt
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay,
ment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
