WITNESSETH, that the party of the first part. in consideration of Ten Dollars and other valuable considerati?n
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirS
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon erected, situate.
lyine and beilli in the Town of Southold, County of Suffl)li~ and State of ijew York, known and
designated as and by Plot No. 31 on a certain map entitled, "Amended Map of Mattituck
Park Properties, Inc., Mattituck, NY", said map being made by Daniel R. Young, P.O.,
and L.S. from actual survey completed July II, 1924 and filed in the Office of the
Clerk of the County of Suffolk on the 12th day of January 1926 as and by Map No. 801
which said plot is more particularly bounded and described as follows:
BEGINNING at a point on the Westerly side of Sigsbee Road distant 1081.51 feet
ilortherly, when measured along the Westerly side of Sigsbee Road, from the corner
formed by the intersection of the Westerly side of Sigsbee Road with the Northerly
side of Peconic Bay Blvd; said point of beginning also being where the division line
between plot 31 and plot 32 on the above mentioned map intersects the Westerly side
of Sigsbee Road;
RUNNING THENCE South 69 degrees 22 minutes 00 seconds West along said last mentioned
division line, 143.83 feet to the land now or formerly of Husing;
THENCE North 20 degrees 29 minutes 00 seconds West along said last mentioned land,
50.00 feet to the division line between plot 31 and plot 30 on the above
mentioned map;
THENCE 69 degrees 22 minutes 00 seconds East along said last mentioned division line,
143.69 feet to the Westerly side of Sigsbee ROad;
THENCE South 20 degrees 38 minutes 00 seconds East along theWesterly side of
Sigsbee Road, 50.00 feet to the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The WQrd "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
