ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Hamlet of Mattituck, Town of Southold, Suffolk
County, New York, bounded and described as follows:
BEGINNING at a concrete monument set on the Northerly line of
Peconic Bay Boulevard at the Southwest Corner of the premises
herein described and adjoining land of Roth on the West, said
monument also being 300 feet North 30 degrees 07 minutes East
from a concrete monument marking the Southwest corner of land
now or formerly of J. Blair Young and the Southeast corner of
land now or formerly of Cecil Young; from said point of
beginning
RUNNING THENCE North 59 degrees 53 minutes West 200 feet along
land now or formerly of Roth to a concrete monument and land
now or formerly of J. Blair Young;
RUNNING THENCE a -long said land now or formerly of J. Blair Young,
North 30 degrees 07 minutes East 100 feet to a concrete monument
and land now or formerly of Buhsen and Short;
RUNNING THENCE along said land now or formerly of Buhsen and Short,
South 59 degrees 53 minutes East 200 feet to a concrete monument
set in the Northerly side of Peconic Bay Boulevard;
RUNNING THENCE along Peconic Bay Boulevard, South 30 degrees 07
minutes West 100 feet to the concrete monument and place of
BEGINNING.
TOGETHER WITH a non exclusive right of way for access between
Peconic Bay Boulevard and Peconic Bay 10 feet in width running
from Peconic Bay Boulevard to high water mark of Peconic Bay, the
Easterly line of said right of way being described as follows:
COMMENCING at a concrete monument set in the Southerly line of
Peconic Bay Boulevard at the Northwest corner of land now or
formerly of Robert Seeley and

RUNNING THENCE South 18 degrees 49 minutes East 577 feet, more
or less, to the highwater mark of Peconic Bay.
TOGETHER with another non exclusive right of way 30 feet by 30
feet to be used for the purpose of parking and turning around
motor vehicles, said right of way is more particularly described
as follows:
THE Northeast corner of said right of way is a point on the
Westerly line of the above mentioned ten foot right of way and
the said point is 327 feet South of the Northwest corner of the
above mentioned 10 foot right of way.
THE Northerly and Southerly lines of said right of way are
parallel to the Southerly line of Peconic Bay Boulevard and the
Westerly line is parallel to the Westerly line of the ten
foot right of way above mentioned.
Premises being known by and as 4275 Great Peconic Bay Boulevard,
Mattituck, New York
BEING AND INTENDED TO BE same premises conveyed to the party
of the first part by L. Kingsley Smith and Kathleen Smith, his
wife, by deed dated December 15, 1980, recorded January 23, 1981
in Liber 8950 cp 18.
