SECTION I ALL that certain plot, piece or Parcel of land, with the buildings and improvements thereon erected, situate,

RUNNING THENCE along the northwesterly side of Peconic Bay Boulevard South 39 degree
0100 46 minutes 30 seconds West, 90 feet; THENCE NORTH 50 degrees 13 minutes 30 seconds
West, 95 feet; THENCE North 39 degrees 46 minutes 30 seconds East, 90 feet;
THENCE South 50 degrees 13 minutes 30 seconds East, 95 feet to the northwesterly
LOT side of Peconic Bay Boulevard, the point or place of BEGINNING.
TOGETHER with a right of way from Peconic Bay Boulevard to Peconic Bay, for
017.000 foot passage only and for bathing purposes, as more fully described in a deed
dated March 19, 1952, recorded in Liber 3334, Pages 320, etc. , in the Office
of the Clerk of the County of Suffolk on March 27, 1952
SUBJECT to a mortgage held by the Southold Savings Bank now paid
down to $15,054.51 which the parties of the second part assume and agree to pay.
BEING and intended to be the same premises conveyed to the parties

office of the Clerk of Suffolk County in Liber 7153 of deed at page 226.
TOGETHER with all right, title and interest, if any, of the parry of the first pan in and to any streets and
roads aborting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the parry of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the parry of the
second part forever.
AND the party of the first part covenants that the parry of the fust part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the parry of the first in compliance with Section 13 of the Lien Law, covenants that the party of the fust
