WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration

DISTRICT ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
1000 lying and being in the Town of Southold, County of S,lffolk .and State of New
York, known and designated as Lot No. 27 and northerly 5 feet. of Lot
SECTION No. 28 on a certain map entitled, "Amended Map of Property of Mattituck
144 Park Properties, Inc. " , and filed in the Office of the Clerk of the
County, of Su.ffolii on January 12, 1926 as Map No. 801, which lot and
BLOCK Part of lot when taken together are more particularly bounded and
described as follows:

feet northerly as measured along the westerly side of Sigsbee Road

Peconic Bay Boulevard, with the westerly line of Sigsbee Road;
running thence from said point or place of beginning along the north-
erly line of land now or formerly of Marchica South 69 degrees 22 min-
utes West 143. 28 feet to the easterly side of land now or formerly of
John Husing, thence along said last mentioned land North 20 degrees
29 minutes West 55. 00 feet to the division line between lots 26 and 27
on the aforesaid map;
thence along said last mentioned division line North 69 degrees 22
minutes East 143. 13 feet to the westerly side of Sigsbee Road; and
thence along the westerly side of Sigsbee Road South 20 degrees 38
minutes East 55. 00 feet to the point or place of BEGINNING.
This conveyance is subject to prior mortgage existing held by Southold
Savings Bank and grantee hereby assumes and covenants to pay such
mortgage debt and interest as part of the consideration for this con-
veyance, in the amount of $37,320. 23 principal and interest at 88 from
June 9, 1977.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said -premises have been encumbered in any way whatever, except as aforesaid.
`7 AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the.improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
