WITNESSETH, that the party of the first put, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the parry of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the huildin�s and im rnvements thereon erected, ituarc,

New York, known and designated as Lot # 40 on a certain map entitled, "Map of
Laurel Country Estates" and filed in the Office of the Clerk of the County of Suf-
folk,on June 22, 1970 as Map No, 5486, more particularly described as follows:
y BEGINNING at a point on the easterly side of Delmar Drive distant 349. 29 feet
southerly from the southerly end of the curve connecting the easterly side of
Delmar Drive with the southerly side of Gina Street;
THENCE North 71 degrees 23 minutes 40 seconds East 195, 01 feet;
THENCE South 18 degrees 29 minutes 30 seconds East 124.44 feet;
-THENCE South 71 degrees 23 minutes 40 seconds West 194. 78 feet to the easterly
side of Delmar Drive;
THENCE North 18 degrees 36 minutes 20 seconds West along the easterly side of
DISTRICT Delmar Drive 115, 61 feet to the point or place of BEGINNING.
{ SUBJECT to a Mortgage originally held by the Union Mortgagee Corporation dated
006 11/8/72 recorded 11/15/72 in Liber 6551 mp 77 assigned to the County Federal
SECTION Savings and Loan Association, said assignment dated 11/8/72 recorded 4/12/73 in
Liber 6692 mp 86. There is presently due the principal sum of $ 28, 946. 32
together with interest from the 1st day of October , 197 9 , which principal

roads abutting the above described premises to the center Titus thereof; TOGETHER with the appurtenances and

premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.

AND the party of the first part covenants that the party of the first part his not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid
AND the parry of the first put, in compliance with Section 13 of the Lien Law, covenants that the party of the first

trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
T-i the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
