ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate
u xi lying and being in the Village of Laurel, Town of Southold, County of §uffoik,
being part of Lots No. 4 and 5 and a private road on a "map of Eliza-
beth Mesrobian-Forest Hills Improvement Co. " , filed in the Suffolk
County Clerk' s Office as Map 1381, and more particularly described as
follows: BEGINNING at a monument on the easterly line of a 20' pri-
vate road leading southerly from Peconic Bay Boulevard, said point of
C beginning being S. 200071E. 228.68 feet along said easterly line from
a point on the southerly line of said Peconic Bay Boulevard about 1860
a feet easterly along said southerly line from Laurel Lane; said point
of beginning being the southwesterly corner of land of Theo. Fleschutz;
from said point of beginning running along land of Fleschutz, N. 750
45' 40" E. 195 feet, more or less, to ordinary highwater mark of Brush's
O Creek;thence southerly along said high water mark, 93 feet, more or
Q less, to land of Joseph Best; thence along said land of Best, S. 830
00' W. 157 feet, more or less, to said easterly line of said 20 ' pri-
vate road; thence along said easterly line of said 20' private road,
N. 20°07 ' W. 68. 47 feet to the point of BEGINNING.
TOGETHER with a right-of-way over said 20' private road from the
southwesterly corner of the premises northerly about 297 feet to
Peconic Bay Boulevard.
ALSO, with a right-of-way along the northerly line of the premises and
extending easterly overland now or formerly of Beatrice M. Wasson
and/or Elinor G. Best to Brush's Creek and being 20 feet in width at
said private road and 10 feet in width at Brush's Creek, the northerly
line of said right-of-way being in the northerly line of said right-of-
way being the northerly line of land now or formerly of Beatrice M.
Wasson and/or Elinor G. Best, and the southerly line being the norther-
ly line of the premises herein described and a line from the north-
easterly corner of the premises to a point on the westerly shore of
Brush' s Creek 10 feet southerly from the northeasterly corner of land
now or formerly of Beatrice M. Wasson and/or Elinor G. Best.
TOGETHER with a 6 foot footpath leading to the Bay and beach running
along the easterly side of land now or formerly of Ravatone Realty
Corp. and being along the westerly side of premises of Frederick H.
Fechtig and Elizabeth Jane Fechtig, subject, however, to any change
of location that may hereafter be made by the said Beatrice M. Wasson
to the course, direction or location of said right-of-way to the Bay
and which right was expressly reserved by the said Beatrice M. Wasson
and her successor in title as provided in deed from Beatrice M. Wasson
to Elinor G. Best, recorded in Suffolk County Clerk' s Office in Liber
2646 of Deeds, Page 37.
