York, bounded and described as follows:
BEGINNING at a point on the southeasterly side of Peconic Bay Boulevard (formerly
k/a The Bray) , distant 75.02 feet northeasterly as measured along the southeasterly
/ side of Peconic Bay Boulevard from the easterly line of land now or formerly of

RUNNING THENCE North 41 degrees 00 minutes East along the southeasterly side of
Peconic Bay Boulevard 144.28 feet to the southwesterly line of a 10 foot right of
way;
THENCE South 40 degrees 14 minutes 30 seconds East along said right of way
294.54 feet to the mean high water line of Peconic Bay;
THENCE along said high water line South 43 degrees 21 minutes 50 seconds. West
164.85 feet to the northeasterly line of land now or formerly of Catholic
Daughters of America;
THENCE along the last mentioned land North 36 degrees 04 minutes 10 seconds
West 291.70 feet to the southeasterly side of Peconic Bay Boulevard, the point
or place of BEGINNING
'TOGETHER with all right, title and interest, if any, of the party of the first part in and to.any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid. 1
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that tht;pirty of
the first part will receive the consideration for this conveyance and will hold the right to receive 3vcb•tonsid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement an4,'�vill apply
the same first to the payment of the cost of the improvement before using any part of the total,oj'the same for
any other purpose. - v
