paid by the party of the second part., does hereby grant and release unto the
party of the second part, her heirs and assigns forever, all
the right, title and interest of the party of the first part herein in and to the fol-
lowing described premises:

"ALL that certain plot, piece or parcel of land, situate, lying and
being at Laurel, formerly Franklinville, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows, to wit:
"BEGINNING at a point on the northerly side of Peconic Bay Boulevard
s; marked by a -tone monument and at a point on said northerly side of Peconic Bay
y; Boulevard which is intersected by the division line between the land of Albert C.
o, McEwan, one of the parties of the first part and the land of John Sherman Thomp-
son; running thence in an easterly direction along the northerly side of Peconic
' Bay Boulevard sixty (60) feet; running thence in a northerly direction on a line para
llel with said division line between land of Albert C. McEwan and John Sherman
Thompson flour hundred (400) feet; running thence in a westerly direction sixty
(60) feet more or less to the easterly boundary line of the land of John Sherman
Thompson; running thence in a southerly direction and along the land of said John
Sherman Thompson four hundred (400) feet to the northerly side of Peconic Bay
Boulevard, the point or place of beginning.-
"TOGETHER with all the right, title and interest of the parties of
the first part of, in and to the land lying in Peconic Bay Boulevard in front of and
adjoining the above described premises to the center line thereof.
"TOGETHER with an easement or right of way for ingress and egress
over the following described premises, to wit:
"ALL that certain tract of land, being a part of the farm formerly
owned by John Hallock, situated at Laurel, formerly Franklinville, in the Town
hof Southold and State of New York, bounded and described as follows:
"BEGINNING ata point on the southerly side of Peconic Bay Boule-
vard distant four hundred and seventeen (417) feet northeasterly measured along
1 the line of said Peconic Bay Boulevard from a stone monument marking the division
between the lands of Thomas H. Harper and Charles F. Lewis, running thence
southeasterly, parallel with said division line between the lands of Harper and
Lewis, south twenty-one (21) degrees, forty-five (45) minutes easterly to Peconic

Bay, thence northeasterly along said Bay twenty-five (25) feet more or less, thence
northwesterly parallel with the first mentioned course to Peconic Bay Boulevard at
•a point distant twenty-five (25) feet northeasterly from the point of beginning mea-
sured along said Boulevard, and thence southwesterly along the southerly line of
Peconic Bay Boulevard, twenty-five (25) feet to the point or place of beginning."
BEING the same premises described in and conveyed by a certain
deed from Albert C. McEwan and Nellie L. McEwan, his wife, to Edmund J. Bellis
and Marguerite T. Bellis, his wife, dated June 25, 1935'and recorded in the Suf-
folk C ounty Clerk's office on June 29, 1935 in Book 1818 of Deeds at page 212.
Marguerite T. Bellis, wife of Edmund J. Bellis died-a resident of Laurel in the
Town of Southold, Suffolk County, New York on June 3, 1967 and in con-
sequence of her death sole title to the above described premises passed to her
husband as surviving tenant by the entirety. Edmund J. Bellis died a resident of
Laurel in the Town of Southold, Suffolk County, New York on March 26, 1976 and
by his Last Will and Testament duly admitted to probate by the Surrogate's Court
of Suffolk County on April 6, 1976 devised the premises hereinbefore described
to Albert S. De Clue, the grantor herein, 'and Marjorie M.- De Clue, the grantee
herein.
This deed is executed and given pursuant to the provisions of an
Agreement of Separation between the parties dated September 23 , 1981.
