party of the first part, and JOHN J. CONDON and BARBARA A. CONDON, his wife,
residing at 191 Windsor Road, Staten Island, New York
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Mattituck, Southold Town, Suffolk County,
New York, known and designated as and by Plots No. ' s 69 and 70 on a
certain map entitled, "Amended Map of Mattituck Park Properties ,
Inc. , _Mattituck, New York" , said map being made by Daniel R. Young,
P.E. and L.S. from actual survey completed July 11, 1924 and filed
in the Office of the Clerk of the County of Suffolk on the 12th day
of January, 1926, as and by Map No. 801 (Abstract No. 368) ; said
property being further described as follows: On the west 100 feet
by Sigsbee Road, on the north 140 feet by land of Siner; on the
east 100 feet by land of the estate of H.F. Haggerty, on the south
140 feet by land of Dunn.
TOGETHER WITH all the right title and interest of the party of
the first part in and to Sigsbee Road adjoining said premises to the
center line thereof.
TOGETHER, ALSO, with the right to use for recreational purposes
the plots shown on said map as Sigsbee Park and the beach adjacent
thereto in common with said Mattituck Park Properties, Inc. , and with
others who have now or may hereafter acquire rights in the same,
subject, however, to such reasonable rules and regulations with respect
to the use thereof as Mattituck Park Properties, Inc. , may from time to
gJ time put into effect, it being expressly understood that Mattituck Park
Properties, Inc. shall not be held responsible for injuries or accidents
�j that occur in connection with the use and enjoyment of said Sigsbee
a ' Park and Beach.
SUBJECT to any covenants and restrictions of record, if any,
still binding on said premises.
TAX MAP BEING AND INTENDED to be the sameremises conveyed to the party of the first
r.SIGNATION deed dated 4/14/50 and recorded I the Suffolk County Clerk's Office on

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
,c. 14400 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
(\ the salve first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
