SCOCILOWSKI, residing at 9 Gates Avenue, Brentwood ; New York, K DISTRICT SECTION BLOCK LOT 6� 772 iIMm � y 12 17 21 26 party of the first part, and LUCIEN COTE, residing at 12 Second-.Street, Brentwood, New York, party of the second part, WITNESSETH, that the parry of the first part, in consideration of Ten Dollars and other valuable consideration paid by the parry of the second part, does hereby grant and release unto the party of the second pan, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate lying and being in the Town of Southold, Village of laurel, County of Suffolk and State of New York, which said land is more particularly bounded R nl`aI�O and described as follows: BEGINNING at a monument on the southerly line of Great Peconic Bay Boulevard at the Northwesterly corner of land of Connors and the north easterly corner of land now or formerly of Piquet; running thence along said southerly line of Great Peconic Bay Boulevard North 37° 51' East 100 feet to a monument and land now or formerly District of Patterson; running thence along said land of Patterson, being 1000 also the easterly line of a 15 foot right of way described by in Section Liber 4481 cp 515 and Liber 5829 cp 541) South 17 55' 30" East 103.71 feet to a monument and land now or formerly of DiGregorio; 128.00 running thence along said land of DiGregorio South 39° 39' 10" Block West 97. 96 feet to a monument and land now or formerly of Piquet; 02.00 running thence along the easterly boundary of said land of Piquet Lot North 170 55' 30" West 100 feet to a monument on the southerly side 018.000 of Great Peconic Bay Boulevard the point or place of BEGINNING. TOGETHER with a right of way in common with others for ingress and egress over a strip of land 15 feet wide extending from Great Peconic Bay Boulevard southerly to Great Peconic Bay, the easterly line of which right of way begins at the northeasterly corner of the above described premises and runs thence South 170 55' 30" East. BEING AND INTENDED TO BE the Same premises conveyed to the party 4 thefirst part by deed dated July 1, 1980 and recorded in the Suffolk County Clerk's Office on Augst 5, 1980 in Liber 8863 cp 372. TOGETHER with all right, title and interest, if any, of the parry of the first part in and to any streets and roads abutting the above described premises to the anter lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the parry of the second part, the heirs or successors and assigns of the parry of the second part forever. AND the parry of the fust part covenants that the parry of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the parry of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the sate first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
