THIS INDENTURE, made the 1st day of May nineteen hundred and eighty—six,
BETWEEN RICHARD J. CRON, residing at (no #) Main Road, Cutchogue,

party of the first part,and JOHN B. MURPHY and MARGARET M. MURPHY, his wife, both
residing at 68 Keane Lane, East Northport, New York 11731,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot 6 on a certain map entitled, "Map of Land of
Richard J. Cron at Laurel", and filed in the Office of the Clerk of the County
of Suffolk on September 30, 1985, as Map No. 7975, said lot being more
particularly bounded and described as follows:
BEGINNING at a point on the southwesterly side of Aldrich Lane where the same
is intersected by the southeast corner of premises being described herein and
the northeast corner of land now or formerly of Woodhull, said point being
distant 1664.80 feet northwesterly as measured along the southwesterly side of
Aldrich, Lane from the corner formed by the southwesterly side of Aldrich Lane
with the northwesterly side of Main, Road or (Franklinville Road);
Dist. 3 RUNNING thence from said point or place of beginning along land now or formerly
1000 of Woodhull and along land now or formerly of Bennett and Hubbard, South 70
degrees 11 minutes 20 seconds West 586.54 feet to land now or formerly of
Sec. Scholtz;
125.00 RUNNING THENCE along said land the following 2 courses and distances:
1) North, 19 degrees 36 minutes 40 seconds West 170.29 feet;
Blk. 2) North' 18 degrees 49 minutes 40 seconds West 4.71 feet to the division line
02.00 between Lots 5 and 6;
RUNNING THENCE along said division line North 70 degrees 11 minutes 20 seconds
Lot East 585.86 feet to the southwesterly side of Aldrich Lane; and
001.019 RUNNING THENCE along the southwesterly side of Aldrich Lane South 19 degrees 48
{ minutes 40 seconds East 175.00 feet to the point or place of BEGINNING.
l BEING AND INTENDED to be a part of the premises conveyed to the party of the
first part herein by Frances J. Murphy and Elizabeth H. Murphy by deed dated
12/27/85, recorded in Suffolk County Clerk's Office on 12/31/85 in Liber 9292,
page 523.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and tD said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
\ AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
