RUNNING THENCE along said land of Cooper, North 46 degrees 48 minutes ,
20 seconds East, 100 feet, to a concrete monument and land formerly
of Carlton M. Prankard;

43 degrees , 11 minutes 40 seconds East, 250 feet , to a concrete
monument and the Northerly side of Peconic Bay Boulevard;
RUNNING THENCE along the Northerly side of Peconic Bay Boulevard; South
46 degrees, 48 minutes 20 seconds West 100 feet, to the concrete
monument and the point or place of BEGINNING.
TOGETHER with a right of way in common with others from Great Peconic
Bay Boulevard to Great Peconic Bay over a strip of land 12 feet in widt,
lying between the westerly line of land of Edward H. Stoehr and the
easterly line of lands formerly of Higgins, later of Carlton M. Prankar-
` later of George F. Hamill, now of Holfelder.
