Engineer and Land Surveyor, Riverhead, L.I . , N.Y. , August 17th .1925,
WILL, and filed in the office of the Clerk of the County of Suffolk on the
5th day of October, 1925, as Map No . 212, together with all the right,
title and interest of the party of the first part in and to that portion
of the road shown on said map in front of and adjacent to said premises
to the center line thereof, subject to the right of other owners of lots
on said map to pass over and use the same, and expressly reserving to
the party of the first part the right to the use of the streets , avenues,
or roads shown on said map for the purposes of laying and maintaining
gas or , electric lights and water mains , stringing electric lights,
telegraph and telephone wires or to make any improvements on said streets
avenues or roads .
SUBJECT HOWEVER to the following covenants and restrictions placed
on said lots of land for the benefit and protection of all of said land
and every subdivision thereof and which are hereby declared to be
covenants running with the land;
NO HOUSE OR DWELLING shall be erected or maintained on lots numbers
one to twenty-five (1 to 25 ) both inclusive, on said map, except for
residential purposes , costing less than Fifteen Hundred Dollars
($1500 .00) or designed to accomodate more than one family or having
what is known as a flat roof.
NO HOUSE OR DWELLING shall be erected or maintained on lots numbers
five to twenty-five ( 5 to 25 ) both inclusive, on said map, the main
building line of which is within thirty (301 ) feet of any street,
avenue or road or within ten (10') feet of the side or rear boundary
line of said lots . This restriction shall not apply however to the
