(2) outh 75 degrees 45 minutes 40 seconds West 50.13 feet to a concrete monument
and the easterly line of the aforementioned 20 foot private road;
THENCE along the easterly side of said 20 foot private road;
THENCE along the easterly side of said 20 foot private road North 20 degrees 07
minutes West 88.47 feet to the point or place of BEGINNING.
SUBJECT AND TOGETHER WITH a Right-of-Way with others over said 20 foot private road
from the southwesterly corner of the premises northerly to said Peoonic Bay Boulevard.
ALSO, with a Right-of-way along the northerly line of the premises and extending
easterly over lands now or formerly of Elinor G. Best to Brush's Creek and being 20
feet in width at said private mad and 10 feet in width at Brush's Creek, the
nertherly line of said Right-of-Way being the northerly line of the premises herein
described and a line from the northeasterly corner of the premises to a point on
the westerly shore of Brush's Creek 10 feet southerly from the northeasterly corner

the easterly line of said private road from the southerly line of Peconic Bay
Boulevard; RUNNING THENCE from said point of beginning, along the southerly line
lof the Seeth Right-of-Way, North 75 degrees 45 minutes 40 seconds East 58 feet;
THENCE along land now or formerly of Seeth, South 20 degrees 07 minutes East 94.93
feet to a right-of-way; THENCE along said last mentioned right-of-way boo courses
