ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in dllt Laurel, Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a concrete monument set at the southeast corner of land
heretofore conveyed by W. Harry Lister to Henrietta Mormile and
Marion Mormile by deed dated July 11, 1952, recorded in the Office of
the Clerk of Suffolk County in Liber 3380 of Deeds at Page 66, which
said monument is also situate 361.00 feet from a point formed by the
intersection of the southeasterly line of peconic Bay Boulevard with
the easterly line of land heretofore conveyed by W. Harry Lister to
Joseph M. Connelly and Lauretta A. Connelly, his wife, measured from
said point of intersection on a course of South 15 degrees 47 minutes
50 seconds east; running thence from said point of beginning, along
land now or formerly of George P. Brush, South 15 degrees 47 minutes
50 seconds east 167.48 feet to a concrete monument; continuing thence
on a course South 15 degrees 47 minutes 50 seconds east, 60 feet, more
or less to the high-water mark of Peconic Bay; running thence from
said point along the said high-water mark of peconic Bay, as said
line twists and turns, to a point, 67.97 feet distant from the point
last established, measured from said point last established on a
tie line of South 36 degrees 04 minutes 40 seconds West; running
thence along land this date conveyed by the parties of the first
part to Howard M. Brush and Elsie M. Brush, his wife, North 16 degrees
39 minutes West 270 feet more or less to the lands now or formerly
of Mormile; running thence along said lands now or formerly of Mormile,
North 74 degrees 12 minutes 10 seconds east, 57.49 feet to the point
or place of BEGINNING.

TOGETHER with and as an appurtenance to the premises hereinbefore
described, a right ot way tor ingress and egress over lands this
day conveyed by the parties of the first part to Howard M. Brush
and Elsie H. Brush, his wife, bounded and described as follows:
BEGINNING at the northwesterly corner of the premises hereinabove
described; running thence along the westerly line of the premises
hereinabove described, South 16 degrees 39 minutes East 10.0 feet to
a point; running thence across said land this day conveyed to Howard M.

monument set at the southwesterly corner of another right of way
described in the paragraph next below; running thence along the .
southerly line of the said right of way described in the paragraph
next below and. the southerly line of land now or formerly of
MOrmile, North 74 degrees 12 minutes 10 seconds East, 59.49
feet to the point or place of BEGINNING. The westerly 10 feet
of the right of way described in this paragraph is subject to
rights of others to pass and repass over the said westerly 10
feet for ingress and egress to and from Peconic Bay Boulevard
and Great Peconic Bay and for bathing and beaching purposes
and tOr embarking and disembarking from small boats, all as set
forth in Peed recorded in Suffolk County Liber of Deeds 3581 at
Page 473.
TOGET~ER with and as an appurtenance to the premises hereinabove
descl'ibed a right.of way for ingress and egress to and from
Peconic Bay Boulevard, 15 feet in width, to be used in common by
the parties hereto and others, the southerly side of which said
right-of-way is in part the northerly line of the right-of-way
described in the paragraph last above and the westerly line of which
said 15 feet right-af-way is the westerly line of property conveyed
by Emily H. Terrell Talmage to W. Harry Lister, by Deed dated
November 29, 1951 and recorded in the Office of the Clerk of Suffolk
County in Liber 3298 of Deeds at Page 65 on December 7, 1951.
