Young, Surveyor, and which map was filed in the Office of the Clerk of the County of Suffolk on January 12, 1926 as Map No. 801 . � , A TOGETHER with the right to said party of the second part and the heirs, successors and assigns of the party of the second part to wr . use in common with the other owners of lots shown on said map, T the tract shown on said map as Sigsbee Park for park purposes, under such conditions, limitations and restrictions as the original grantor, Mattituck Park Properties, Inc. , may impose. Such use to be such as in the unrestricted judgment of the or- iginal grantor will not unreasonably interfere with the use and enjoyment of said Sigsbee Park by the other owners of lots on said map. TOGETHER with a right of way over the Sigsbee Road shown on said map and over a right of way three rods wide running from Peconic Bay Boulevard over premises shown on said map, to Peconic Bay. BEING AND INTENDED to be a portion of the same premises conveyed to the party of the first part by deed dated January 4, 1968 and recorded in the Office of the Clerk of the County of Suffolk on January 22, 1968 in Liber 6292 Page 1 . SUBJECT to any state of facts an accurate survey may show. SUBJECT to covenants, restrictions, reservations and easements of record. TOGETHER with all right, title and interest, if any, of the party of the first part in and to Inv streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights- of the party of the first part in and fa said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assign. of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
