1TNFSSETH,that the party of the first part, to whom ancillary letters
testamentary were issued by the Surrogate's Court, Suffolk County, New York
on January 14 , 1988 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in NWkk5e,lWk if accordance

release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Laurel , in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
COMMENCING at the northeasterly corner thereof at the point of
intersection of the southerly line of the Main Road with the westerly
line of lands now or formerly of George I. Tuthill, and running thence
the following seven courses and distances along land last mentioned,
viz: S 200 00' 30" E. 203 .82 feet; S. 15° 06' 20" E. 773 .42 feet to a
monument; N. 850 41' 30" E. 65.88 feet to another monument; S. 190 52'
20" E. 660 .47 feet to a large pine tree; S. 130 54 ' 30" E. 283 .51 feet
to another monument; S. 850 56' 10" E. 135 .55 feet to another monument
and S. 20° 03' 10" E. 245.02 feet to a monument set in the northerly
line of land of Roman Catholic Diocese of Brooklyn, New York; running
thence along the northerly line of land last mentioned S. 700 06' 30"
W. 558.20 feet to a monument set in the northwesterly corner of land
of said Roman Catholic Diocese of Brooklyn, New York; running thence
along the westerly line of said land S. 190 45 ' 40" E. , 802 .23 feet to
a monument set in the northwesterly corner of land now or-fer ly of
Van Brunt Tandy; running thence along the westerly line of land last
mentioned S . 19° 45' 40" E. to a point distant 250 feet northerly from
the northerly line of Great Peconic Bay Boulevard, as measured on a
line drawn at right angles thereto; running thence southwesterly on a
line parallel to the northerly line of Great Peconic Bay Boulevard and
distant at all points 250 feet northerly therefrom to the easterly
line of lands now or formerly of Zachary Pasternak; running thence
northerly by and along the easterly line of lands last mentioned and
lands now or formerly of George Clark Estate, the said line crossing
lands of the Long Island Railroad Company, to the Southerly line of

TOGETHER with a right-of-way 10 feet in width to and from the premises
above described over land now or formerly of the Estate of Carlton M.
Prankard, deceased, to Great Peconic Bay Boulevard, the easterly line
of which right-of-way shall coincide with the westerly line of land
now or formerly of Wilbur J. July and the westerly line of which
right-of-way shall be parallel to and 10 feet westerly therefrom.
EXCEPTING from the the above described premises land owned and
occupied by the Long Island Railroad, the southerly line of which
Railroad land running from a monument set in the westerly line of said
above described premises N. 45° 58' 30" E. 242 .49 feet to a railroad
monument set in the southerly side of the Main Road and the northerly
line of said Railroad land being parallel to said southerly line and
distant northerly 66 feet therefrom and having a distance along said
northerly line of 122.22 feet.
TOGETHER with all the right, title and interest of the party of the
first part, if any, of , in and to land lying in the bed of Main Road
adjacent to said premises to the center line thereof.
Said premises being part of the premises shown on a survey thereof
dated August, 1927 made by Otto W. Van Tuyl , Licensed Surveyor,
Greenport, New York, and entitled "Map of Property owned by Carlton M.
Prankard, situate near Mattituck, Suffolk County, N.Y. " and being the
same premises conveyed to Everett P. Cooper and Beulah T. Cooper by
two deeds: one dated December 14 , 1942 and recorded in the office of
the Clerk of Suffolk County on December 14, 1942 in Liber 2265 of
Deeds, page 542 , and the other dated November 30 , 1944 and recorded in
the office of the Clerk of Suffolk County on November 30, 1944 in
Liber 2409 of Deeds, page 127 .
BEING AND INTENDED TO BE the same premises conveyed to Henry A. Pollak
by deed dated the 16th day of December, 1952 and recorded in the
office of the Clerk of the County of Suffolk on December 18, 1952 in
Liber 3452 at page 99 .
