WITNESSETH,that the party of the first part, in consideration of Ten Dollars and-other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

land now or formerly of Wingate 311. 08 feet to the Peconic
Bay; thence South 40 degrees, 39 twits. 10 seconds West along
Peconic Bay 145.20 feet to land now or formerly of Bray;
thence North 39 degrees 52 min. 20 seconds West along said
land now or formerly of Bray 291. 24 feet to the
southeasterly side of Peconic Bay Boulevard;. thence North 41
degrees, 17 min. 00 seconds East along the southeasterly
side of Peconic Bay Boulevard 222 .34 feet to the point or
place of beginning.
TOGETHER WITH all the right, title and interest of the
AVR party of the first part of, in and to land lying below high
"O+s water mark and under the waters of Peconic Bay adjacent to
