BEGINNING at the point where the northwest corner of the
premises about to be described intersects the southerly side
/Dof Peconic Bay Boulevard, said point also being where the
southerly aide of Peconic Bay Boulevard intersects the easterly
DO side of a ten foot right of way now or formerly the property

(] running thence North 53 degrees 6 minutes 40 seconds East

thence South 26 degrees 21 minutes 20 seconds East along
the last mentioned land 367 feet to the ordinary high water
mark of Peconic Bay ;
thence South 52 degrees 48 minutes 40 seconds West along
the ordinary high water mark of Peconic Bay 97 .23 feet to
land now or formerly of A. L . Downs ;
thence northerly 26 degrees 47 minutes 50 seconds West along
the last mentioned land 367 feet to the southerly side of
Peconic Bay Boulevard at the point or place of BEGINNING .
Being and intended to `be the same premises conveyed to the party of
the first part by deed of Stephen Lester Bedell & Milton D . Bedell as
Co-executors of the Last Will and Testament of Grace E . Bedell , late
of Nassau County dated 1/29/63 and recorded 4/3/63 in Liber 5328 cp 239.
TOGETI I ER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the part, of the first part covenants that the party of the first part has not done or suffered anything
{1 whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
\ the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a taut fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same tint to the payment of the cost of the improvement before using any part of the total of the same for
\w any other purpose.
The word "part}'” shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
