ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erect , si

New York, being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Peconic
Bay Boulevard at a concrete monument set at the northwest corner
of the premises hereinafter to be described, and adjoining land of
James Pullman;
RUNNING THENCE along the southerly side of Peconic Bay
Boulevard North forty-one ( 41) degrees ten ( 10) minutes east
Seventy ( 70 ) feet to another concrete monument and to land now
or formerly of James H. Rambo;
THENCE along said last mentioned land south twenty-seven
(27 ) degrees two (2 ) minutes twenty ( 20) seconds east, three hundred
seventy-one 22/100 ( 371.22 ) feet through a concrete monument set
near the top of the bank to ordinary high water mark of Great Peconic
Bay;
THENCE along said ordinary high water mark of Great Peconic
Bay south ::forty-four (44 ) degrees forty-two (42) minutes thirty ( 30 )
seconds west seventy ( 70) feet to land of the said James Pullman and;
THENCE along said last mentioned land and through a con-
crete monument set near the top of the bank north twenty-six ( 26 )
degrees forty-eight ( 48 ) minutes thirty ( 30 ) seconds west, three
hundred sixty-seven and 17/100, ( 367.17 ) feet to a concrete
MUNI - monument and to the southerly side of said Peconic Bay Boulevard

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

all the estate and rights of the parry of the fust part in and to said premises; TO HAVE AND TO HOLD the
$]lL. 11. 00 premises herein granted unto the party of the second parr, the heirs or successors and assigns of the parry of the
second pan forever.

AND the party of the fust pan covenants that the parry of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied fust for the purpose of paying the cost of the improvement and will apply the same fust to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "parry" shall.be construed as if it read "parties' whenever the sense of this indenture so requires.
