THIS INDENTURE, made the 26th day of June nineteen hundred and ninety-five
BETWEEN JAMES M. ABBOTT and MARY ANN ABBOTT, husband and wife, residing at

City, New York 11530,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kvAhe at Mattituck, in the Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Peconic Bay Boulevard, said point
being the following 2 courses and distanes along the southerly side of Peconic
Bay Boulevard from the intersection of the westerly side of Sigsbee Road and
the southerly side of Peconic Bay Boulevard: (1) 1694 feet to the northwesterly
corner of land now or formerly of Arthur L. Downs (Lot 4 on "Map of Property
/ of A. L. Downs" filed on August 14, 1929 in the Office of the Clerk of the County
of Suffolk as Map No. 21) ; (2) South 530 06' 40" West 75.30 feet; from said point
of beginning running thence South 33° 04' East 374 feet, more or less, to the
mean high water mark of Peconic Bay; running thence along the mean high water
mark of Peconic Bay, the tie line being South 52n 46' 30" West 97.02 feet to
land now or formerly of Petrie; running thence along said land now or formerly
of Petrie North 260 21' 20" West 374 feet, more or less, to the southerly side
of Peconic Bay Boulevard; running thence along the southerly side of Peconic
Bay Boulevard North 530 06' 40" East 75.00 feet to the point or place of BEGINNING.
THIS DEED is delivered to confirm the boundary line between the parcel owned
by J. McGuone Abbott herein described and the adjoining property to the east
owned by James M. Abbott and Mary Ann Abbott pursuant to the lot line change
which was approved by the Town Planning Board of the Town of Southold.

the same first to the payment of the cost of the improvement before using any part of the total of the salve for
any other purpose:
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
