BEGINNING at the corner formed by the intersection of the northerly
line of Main Street, with the westerly line of First Street, and running thence
North 85 degrees 27 minutes 00 seconds West along said northerly line of
Main Street, 75. 00 feet to an iron pipe; theice North 5 degrees 08 .minutes
00 seconds East along land now or formerly of Ralph Walty, on a line
parallel with the said westerly line of First Street, 118.88 feet to an iron pipe;
thence South 85 degrees 31 minutes 30 seconds East along land formerly of
Ralph Walty later of Frances Majeski, part of the way along the southerly face
of a wall between the restaurant on the north and the store on the south, 75. 00
feet to an iron pipe set on said westerly line of First Street; thence South 5
degrees 08 minutes 00 seconds West along said westerly line of First Street,
118. 98 feet to the point or place of BEGINNING.
SUBJECT to a mortgage held by the Southold Savings Bank dated 1/28/66
and recorded on 2/3/66 in Liber 4871 mp 517 which mortgage presently
has a principal balance of $6,436. 87 together with interest due from the
28th day of December, 1974 @6% per annum. The grantees hereby agree
to assume the payment of said mortgage.
The graitors herein are the same pereens as the grantees in deed Liber
5975 cp 389.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
enation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
