WITNESSETH, that thert
pay`ao. � thea - first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being meat New Suffolk, Town of Southold, Suffolk C:ou_nty, New York,
bounded and described as follaas:
BEGINNING at a concrete monuatent set on the southerly side of Jackson Street
at the nritheasterly corner of the premises herein described and the north-
westerly corner of land formarly of Richart, now of Hargan; running thence
South 6° 07' 50" West along the westerly side of land formerly of Richart,
now of Mcur art, 545.71 feet to Creat Peconic Bay; running thence westerly
along Great Peconic Bay to a point distant North 810 20' 20" West 217.50
feet from the terminus of the last mentioned course and land now or formerly
of J.G. Dill; running thence along said last mentioned land, two courses and
distances as follows: (1) North 6° 12' 50" East 45 feet ttore or less, to a
concrete monument; thence (2) North 16° 21' 00" East 520.0 feet to a concrete
monument on the southerly side of Jackson Street; running thence along the
southerly side of Jackson Street, South 730 39' 00" East 127.00 feet to the
point or place of BEGINNING.
TOGETHER with all the right, title and interest of the party of the first
part of, in and to land below the highwater mark and under the water of
Peoonic Bay adjacent to said premises.
BEING AND INTENDED 7D BE the same premises conveyed to the party of the
first part by deed dated Nay 28, 1966 and recorded in the Suffolk Cbunty
Clerk's Office on June 9, 1966 in Liber 5971 page 100.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with .Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fluid to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the salve for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first.part has duly executed this deed the day and year first above
