WITNESSETH,that thl<party of the fist part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second Dart forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

EGINNING at a point on the easterly side of New Suffolk Road
A istant 108.47 feet southerly as measured along the easterly line
f New Suffolk Road from its intersection with the southerly line
of Old Harbor Road; said point being the northwesterly,corner of
the premises herein described and adjoining land of Frank Hagen
on the north; from said point of beginning running thence along
said land of Hagen two courses and distances as follows;
1 ) South 86 degrees 49 minutes 10 seconds East, 79.47 feet;
2 ) North 74 degrees 02 minutes 00 seconds East , 67 .94 feet to
the southeasterly line of Old Harbor Road;
RUNNING THENCE along said line South 28 degrees 17 minutes 30
seconds East, 164 . 23 feet to land of Glander;
RUNNING WHENCE along said land of Glander North 87 degrees 42
Minutes 10 seconds West, 237.50 feet to the easterly line of New
Suffolk Road;
RUNNING THENCE along said line North 6 degrees 59 minutes 00
seconds East , 121. 72 feet to the point or place of BEGINNING.
AND the party of the first part covenants that said premises
are not Vcumhered by or subject to a credit line mortgage and
that the4';aid premises conveyed herein are the same premises
conveyed }o the grantors by deed recorded in Liber 10082 cp 114 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the partf of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will appy
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
