WITNESSETH, that the party of the &rst part, in consideration of ten dollars . ,
paid by the party of the second part, does hereby grant and release unto the party of the second part, the bein
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, lituate,
lyingandbeingiR~ at New Suffolk, Town of Southold, County of Suffolk,
and State of New York, bounded and described as follows:
GINNING at the corner formed by the intersection of the north side
of New Suffolk Avenue with the west side of Grathwohl Road; and
RUNNING THENCE from said point of BEGINNING, along the north side of
New Suffolk Avenue, north 78 degrees 34 minutes 00 seconds west, 191.3~
feet to a broken mon.ument and land now or formerly of Corwin;
THENCE north 1 degree 45 minutes 30 seconds east, along last mentioned
land, 195.65 feet to other land of Diefendorf;
THENCE south 87 degrees 51 minutes 00 seconds east, along last mention,
land, 190.22 feet to the west side of Grathwohl Road;
THENCE south 2 degrees 09 miuntes 00 seconds west along the west side
of Grathwohl Road, 226.52 feet to New Suffolk Avenue, at the point
of place of BEGINNING.
Being the same premises designated as a portion of the premises convey~
by deed from Olympia Kouros dated June 5, 1976 and recorded June 7, 19',
in Liber 8035, cp 455.
Plot #2 on a map entitled Subdivision made by Elizabeth L. Diefendorf
dated 09-27-82, amended 01-17-83 by Roderick L. Tuyl, P.C. Surveyor.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
-the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the I"'yment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The WQrd "party" shall be construed as if it read "parties" whenever the sense o( this indenture so requires.
