� \ All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Town of Southold, at New Suffolk, in the County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the westerly side of First Street, which said point
is where the division line of the premises herein described and the land now or
formerly of Avent intersects the said westerly side of First Street and which said
point is distant 50.17 feet northerly from the corner formed by the intersection
of the westerly side of First Street and the northerly side of King Street;
RUNNING THENCE North 830 38' 30" West along said last mentioned division line
101.46 feet to land now or formerly of E. Victoria;
THENCE North 060 57' 30" East along said last mentioned land and along land
now or formerly of S. Victoria 150.34 feet to the land now or formerly of Benick;
THENCE South 830 50' 40" East along said last mentioned land 101.57 feet to
the westerly side of First Street;
THENCE South 060 59' 10" West along the westerly side of First Street 150.70
feet to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the grantor herein
by deed dated 12/15/71 recorded 12/20/71 in Liber 7071 cp 117.
The Grantor reserves for herself, her heirs and assigns the right to install a
well point on the premsies in a location as designated by the Suffolk County Department
of Health so that the property, which the Grantor owns across the street from the
above premises on the East side of First Street may obtain water. The well point
does not include location of the pump on the property, only the point and supply
line.
Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the fi rst part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fu nd
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
