BEGINNING at a point on the northerly side of Reasons Road and being the south.
westerly corner of the premises heretofore conveyed to Albin Janulck by deed
dated September 30, 1954, and recorded in the Suffolk County Clerk's Office
In Liber 3770 of deeds at page 262; running
THENCE along said northerly line of Kouros Road, North 81 degrees 21 minutes
30 seconds west 95 feet to a point;
THENCE in a general northerly. direction along other land now or formerly of
Olympia Kouros North 1 degree 53 minutes 50 seconds East 187.32 feet to a
monument end land now or formerly of George P. Grathwohl;
THENCE along said land now or formerly of Grathwuhl South 81 degrees 21 minutes
30 seconds east 95 feet to a monument and lands of said Albin Januirk;
THENCE in a general southerly direction along the lends of Albin Januick, South
1 degree 53 minutes W seconds %est 187.32 feet to the point or place of beginning.
TOGETHER with all the right, title and interest, if any, of the party of the first
part of, in and to Reason Road lying adjacent to the sato premises and to the center
line thereof.
SUBJECT to the following covenants and restrictions:
1. No building other than a one private deelling for the use and occupancy of one
family and one private garage shall be erected on said premises. Any dx'elling erected
thendon shall cost rot less than 47,000., and any detached garage erected thereon
shall cost not less than X500. No trailers, tents or ramping shall be permitted and
no occupancy of any such dwelling house shall be permitted until the outside and
roof shall be fully end completely finished and painted. All roofs shall be of the
hip, gable or pitch roof type construction. Buildings shall be erected on closed
foundations of poured concrete or concrete, or cinder blocks and no buildings on
posts shall be nermitted. No flat roofs or lean-to-roofs shall be permitted.
2. The premises shall not be used for the manufacture or sale of merchandise or
goods of any kind or for any trade or business whatsoever or for the display of ally
advertising or commercial signs.
3. No fences or hedges over 4 feet In height shall be erected on said pr arises �l
