ALL that,certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being bLVJW at New Suffolk, Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a point on the southwesterly side of Old Harbor Road at the

recorded in the Suffolk County Clerk's Office on April 4, 1962, in Liber 5147

; h easterly direction along said southwesterly line of Old Harbor Road 200 feet,
more or less, to the ordinary high water mark of Cutchogue Harbor; running
a thence in a southerly direction along said ordinary high water mark of Cutchogue
Harbor a distance of 200 feet, more or less to the entrance of School House
Creek; thence along the ordinary high water mark of School House Creek and a

canal which is a tributary of School House Creek in a general westerly and then
northerly direction a distance of 375 feet, more or less, to the southeasterly
corner of said land of Harry H. Tuthill and Julia M. Tuthill, his wife; running
thence along land last mentioned a distance of 150 feet, more or less, to said
southwesterly line of Old Harbor Road at the point or place of beginning.

EXCEPTING, however, from the above described premises that portion thereo
heretofore conveyed to John F. Hartung and Gertrude Hartung, his wife, by deed
dated March 5, 1970, and recorded in the Suffolk County Clerk's Office in Liber
6714 of deeds at page 15.

TOGETHER With all of the right, title and interest of the party of the first part
if any, in and to the lands under the water of Cutchogue Harbor, adjacent to said
premises,
TOGETHER with all of the right, title and interest of the party of the first part,
of, in and to the lands under the waters of School House Creek adjacent to said
premises, to the center line thereof.
