by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
PARCEL I'
ALL that certain plot,piece or pared of land, situate,
lying and bdvg*K*x at New Suffolk, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at the intersection of the northerly line of Georges
Road with the southeasterly line of Grathwohl Road, from said point .
of beginning running along said southeasterly line of Grathwohl Road,
N. 57 17t 1011 E. 131.59 feet; thence along land of the party of the
first part, two courses as follows: (1) parallel to said northerly
line of Georges Road S. 72D 501 3011 E. 199.99 feet; thence (2) S. 310
001 20" W. 103.63 feet to said northerly line; thence along the
northerly line of Georges Road, N. 720 501 3011 W. 260.0 feet to the
point of beginning.
SUBJECT tothe following covenants and restrictions:
1. No buildings other than one private dwelling for the use and
occupancy of one family and one private, garage shall be erected on a
lot being defined as a parcel with 100 foot frontage. Any dwelling
erected thereon shall cost not less than $12,000.00. and any, detached
garage erected thereon shall cost not less than $1,000.00. _
2. The premises shall not be used for. the manufacture or sale.
of merchandise or goods of any kind or for any trade or business
whatsoever or for the display of any advertising or commercial signs.
3. No fences or hedges over four feet in height shall be erected
on said premises and said fences or hedges shall be maintained and
kept in good appearance.
14- No stable or outside toilets shall be erected on said premises
and no nuisance shall be created or allowed on said premises and no
use shallbe made thereof that shall be dangerous to the health of or
offensive to the senses of sight or smell of the party of the first
part, his heirs or assigns as the owner of the premises adjoining the-
premises hereof.
5. No part of any dwelling or garage shall be constructed on
said lot westerly of the extension northerly of the westerly line of
Fred Street or within 25 feet of Georges Road or within 5 feet of the
other boundaries of said lot.
6. No fowl, poultry, animals, livestock shall be kept on said
premises other than domestic pets.

bounded and described as follows:
BEGINNING at a point on the northwesterly line of Grathwohl Road
20.0 feet northeasterly along said northwesterly line, from Georges
Road, said point of beginning being the easterly corner of land of
Ida Grodski and Wilfred Grathwohl; from said point of beginning running
along said land of Grodski and Grathwohl, N. 280 18' 10" W. 40 feet,
more or less, to the ordinary high water mark of West Creek) thence
northeasterly along said high water mark, 80 feet, more or less;
thence along land of the party of the first part,- S. 57° 421 50" E.
55 feet, more or less, to said northwesterl$ line of ,Grathwohl Road,
thence along said northwesterly line, S. 57 171 10" W. 110.0 feet
to the point of beginning.
TOGETHER with all theright, title and interest of the party of
the first part below the high water mark and under the waters of
West Creek adjacent to said premises.
SUBJECT to the following covenants and restrictions:
1. That no buildings or structures shall be erected on said
premises except a dock and bulkhead.
2. That said premises shall be used for no commercial purposes.
3. These covenants and restrictions shall run with the land
hereby conveyed and shall bind and inure to the benefit of the said
parties hereto, their heirs, administrators and assigns until
January 1, 1970 and said covenants and restrictions may be enforced by
action for damages or injunctions or both until the said let day
of January, 1970.
