THIS INDENTURE, made the first day of June nineteen hundred and seventy-two

HAROLD LUNDINE and JANE V., LUNDINE, his wife,
residing at (no street number) Old' Harbor Road,
New Suffolk, Town. of Southold, Suffolk County,
New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
CQ or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land situate,
lying and being JnahW , at New Suffolk in the Town of Southold, County of
r� Suffolk, State of New York, bounded and described as follows :
BEGINNING at a pipe set in the ground at the northwesterly corner
jl of a parcel of land heretofore conveyed by Harry H. Tuthill to the
r parties of the second part by deed dated July 31, 1964, and recorded
August 7, 1964, in liber 5591 at page 122 and from said point of
beginning running as follows:
1. South 460 18' 30" East 15 feet, more or less, along said land of
parties of the second part, to what was the edge of a dredged
canal as described in a deed for a parcel of land heretofore
conveyed by Harry H. Tuthill to the party of the first part
dated July 31, 1964, and recorded August 14, 1964, in liber
5596 at page 243 ;
2. Thence in a westerly direction along the line of said canal
yl a described in the deed referenced in the previous course 10 feet,
more or less, to a nail set in .the present existing bulkhead;
3. And thence North 021 381 02" West a distance of 7.94 feet to
the point or place of BEGINNING.
! BEING a portion of the premises conveyed to the party of the first
;; part by Harry H. Tuthill by deed dated July 31 , 1964, and recorded
„ August 14, 1964, in liber 5596 at page 243.
ISAID PARCEL being triangular in shape with no access to a public
�.� i highway; this deed, however, being given and accepted to become
an integral part of said premises of the parties of the second
part as described in liber 5591 at page 122 adjacent thereto with
m I access on Old Harbor Road, a public highway.

7.0 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
O roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
rY1 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
Q HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
C_ AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
F+ I AND the party of the first part, in compliance with Section 13 of.the Lien Law, covenants that the party of
li the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
oration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
Nthe same first to the payment of the cost of the improvement before using any part of the total of the same for
