Together with the right of access to and the use of the canal adjacent to the premises, including the right to bulkhead along the westerly side of tic premises and to pier out to the established pier line; It is the intention of the parties that the pemises shall merge with the premises of the parties of the second part immediately adjacent on the north which were the subject of a deed from the party of the first part to the parties of the second part dated September 7, 1954, recorded September 8, 1954, in the Suffolk County Clerk's office in liber 3754 of deeds at page 63, and that the rights to the canal, the private rights of way and the pump have granted in said deed shall be applicable to the above described premises, the present and future owners of which shall also be subject to the obligations of pro rata sharing of the cost of maintaining the channel in the canal as set forth in said deed.
