THIS INDENTURE,made the 15th day of August nineteen hundred and sixty-nine,
BETWEEN HELEN HEARN JONES , residing at 55 Cherry Lane, Wilton,
Connecticut,
party of the first part, and ROBERT JONES and HELEN HEARN JONES, his wife,
both residing at 55 Cherry Lane, Wilton, Connecticut, as tenants
by the entirety,
party of the second part, being less than $100.00 ,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration /
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being inibe New Suffolk, Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described as
CV follows: BEGINNING at a point on the`.northerly side of Jackson Street
00 and the intersection of the boundary line between the westerly line of
l^ property now or formerly of Rudeck and the easterly line of the
premises to be conveyed, and running thence along the northerly line
of Jackson Street N. 71° 04 ' 00" W. 250. 0 feet to a point on the
X northerly line of Jackson Street and the intersection of the boundary

Kimogenor Paint Corporation and the westerly line of the premises
4 to be conveyed; running thence along the boundary line between
property now or formerly of Kimogenor Paint Corporation and the
# premises to be conveyed N. 12° 15' 40" E. 203.02 feet to a point
on the southerly line of New Suffolk Avenue; running thence in a
,in southeasterly direction along the southerly line of New Suffolk
Avenue S . 77° 59 ' 00" E. 250 . 0 feet to a point on the southerly
line of New Suffolk. Avenue and the intersection of the boundary line
between the westerly line of property now or formerly of Tyrell and
the easterly line of the premises to be conveyed; running thence
in a southwesterly direction along the boundary line between property
now or formerly of Tyrell and property now or formerly of Rudeck and
the premises to be conveyed S. 121 40 ' 00" W. 233. 15 feet to the
point or place of beginning.
BEING the same premises conveyed to Helen Hearn Jones by Quit Claim
Deeds from John W. Hearn, Elizabeth Hearn Brautigam and Cornelius
Hearn, III , each dated December 25, 1968 and recorded on January 30 ,
1969 in the Office of the Clerk of Suffolk County, in Book 6498 , Page
155 , Book 6498, Page 158 and Book 6498, Page 161, respectively.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or sitccessors and assigns of
the party of the second part forever. -

AND the party of the fust part covenants that the party of the first part has not done or suffered :mything
whereby the said premises have been encumbered in any vray whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement hefore using any part of the total.of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
