by the party of the second part, does hereby grant and release unto the partv of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being blxbw at New Suffolk, Town of Southold, County of Suffolk,
and State of New York, bounded and described as follows:
BEGINNING at a point on the Northwesterly corner of the premises
about to be conveyed which point is on the Easterly side of
Grathwohl Road at the Southerly boundary line of land of John C.
V on Elm and running thence Easterly along land of John C. Von Elm
and land of the parties of the first part a distance of 300.81 feet
to other land of the parties of the first part; thence running
Southerly along other land of the parties of the first part and on
a line which is at right angles to Oak Road a distance of 175 feet
to a point on other land of parties of the first part; thence
running Westerly and on a line parallel with the Northerly boundary
line hereof a distance of 244.80 feet to the Easterly side of
Grathwohl Road; and thence Northerly along the Easterly side of
Grathwohl Road a distance of approximately 185.19 feet to the point
or place of beginning.
Also, ALL that other tract or parcel of land situate at New Suffolk,
Town of Southold, County of Suffolk and State of New York, lying
directly opposite the parcel above described and on the Westerly
side of Grathwohl Road and bounded and described as follows:-
Northerly by land of John C. Von Elm; Easterly by Grathwohl Road a
distance of approximately 180 feet; Southerly by other land of the
parties of the first part on a line running from the Westerly side of
Grathwohl Road to high water mark of the Creek which line would be a
continuation of the Southerly boundary line of the first parcel above
described if extended to high water mark of the creek and Westerly
by high water mark of the creek.
Together with all right, title and interest of the parties of the
first part in and to lands under water of said creek in front of and
adjacent to said premises and in and to the highway in front of and
adjacent to said premises.
