Connor and Frank P. 3ehring to Prank P. Gehring; thence running alone the westerly line of last mentioned land South 6° 14' 10" West 485,75 feet to the average high y' water line of Great Peconic Bay; thence running North 85° 07' 00" West along the average high water line of Great Peconic Ray 77.71 feet to the southeasterly corner of said lands of F. Dbnald Richert; thence running along the easterly line of last mentioned land North 6° 11' 50" East 501.49 feet to the southerly line of Jackson Street at the point or place of beginning. TOGETHER with all right, title and interest of the grantor, if any, in and to the waters of and land under the raters of said Great Peconic Bay lying southerly of the parcel hereinabove described and all right, title and interest of the mortgagor, if any, in and to Jackson Street to the center line thereof lying northerly of the parcel herein- above described.
