N.Y.', and filed in the Suffolk County Clerk's Office; RUNNING THENCE along the rear line of lois 16 and 17 on said
map, South 20° 11' 20" West, 60.0 feet to the southwesterly comer of Lot #17; TIllgNCE westerly at right angles to said
rear line, North 69° 48' 40" West, a distance of 146.6 feet to the easterly line of a private road; THENCE along said
easterly line of said private road North 19° 06' 50" East, 60.01 feet; THENCE easterly again at right angles to said rear
line, South 69° 48' 40" East, a distance of 147.79 feet to the point of BEGINNING.
TOGETHER with a right of way over the private road adjacent to said premises to the northwest of said premises to and
from North Bayview Road on the south and to and from that portion of Peconic Bay known as Town Harbor on the north
to high water mark thereof.

the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby thc said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first par~
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund tc
be applied first lbr the purpose of paying the cost of the improvement and will apply the same first to the payment of th,
cost of improvement before using any part of the total of the same for any other purpose.
