BEGINNING at a concrete monument set on the center line of a certain
20 foot right of way hereinafter described said monument being north 23
degrees 23 minutes east 86.58 feet from a concrete monument set at the
intersection of said center line of said right of way with the northeasterl
line of Old Harbor Road, said last mentioned monument being 116.46 feet
southeasterly along the said line of Old Harbor Roadfromthe southeasterly
Icorner of land of Harry Mason, from said point of beginning

RUNNING thence along center line of said right of way north 23 degrees
23 minutes east 100 feet to a concrete monument and other lands of James
C. Whelan;
THENCE along other land of James C. Whelan the following 2 courses and
:distances:
j (1) south 79 degrees 31 minutes east 10.26 feet to an iron pipe;
!, (2) south 54 degrees 59 minutes east 182.68 feet to the ordinary
high-water mark of Cutchogue Harbor;
THENCE along the ordinary high water mark of Cutchogue Harbor along
a tie line course and distance of south 13 degrees 04 minutes west125 feet
to other land of James C. Whelan;
� THENCE along other land of James C. Whelan the following 2 courses
and distances:
(1) north 49 degrees 13 minutes west 210.99 feet to an iron pipe;

-line of said 20 foot right of way at the point or place of beginning.
TOGETHER with an easement and right of way for the purpose of ingress
and egress between said premises and Old Harbor Road for persons, vehicles
and animals to be used in common with James C. Whelan and Elizabeth F.
Whelan, his wife, their successors and assigns, and present and future own
of any property abutting on said right of way and their guests over and
across a strip of land 20 feet in width running from the southeasterly
corner of said premises southerly about 95 feet to Old Harbor Road the
center line of said 20 foot right of way being the extension southerly of
the westerly line of said premises and over and across an additional
Iljll strip of the land of James C. Whelan and Elizabeth F. Whelan, his wife,
10 feet in width adjoining and running along the westerly line of said
III premises. RESERVING to James C. Whelan and Elizabeth F: Whelan, his
wife, and their successors and assigns an easement and right of way over
the westerly 10 feet of said premises for the purpose of ingress and egres
from and to Old Harbor Road by persons, vehicles and animals to be used
in common by James C. Whelan and Elizabeth F. Whelan, his wife, their
successors and assigns and present and future owners of property abutting
the 20 foot right of way above described and their guests. !
PARTY of the first part and party of the second part and their
respective successors and assigns shall have the right at any time to III
grant public utility easements in, over, through and under both rights of
