Inn,k shW i CONSULT YOUR LAWYER BEFORE SIGNING THIS INSTRUMENT -THIS INSTRUMENT SHOULD BE USED BY LAWYERS ONLY THIS INDENTURE, made the 1 day of MARCH nineteen hundred and EIGHTY THREE BETWEEN PHILIPS NORKELUN residing at 311 Fifth Street, Greenport New York 11944 and his FORMER WIFE, PHYLLIS NORKELUN FERRARI party of the first part, and PHYLLIS NORKELUN FERRARI, residing at 140 Panamoka Trail, R�idg�e,� N�ew�� Yort�T ION 61 WS21��S1Jl.1.!.L_LJ 6 12 1D- S, fkf aLOCK LOT ® M 17 21. 26 party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the TOWN OF SOUTHOLD, COUNTY OF SUFFOLK s AND STATE OF NEW YORK bounded and described as follows: BEGINNING at a point on the westerly side of New Suffolk Lane, said point of beginning being the southeast corner of the premises herein conveyed which point is distant 100.16 feet from the corner formed by the inter- section of the northerly side of Oak Road with the westerly side of New Suffolk Lane; RUNNING THENCE westerly along lands now or formerly of Orlowski 141.78 feet; RUNNING THENCE northerly 50.00 feet to lands now or formerly of Zubina; RUNNING THENCE easterly 139.04 feet to the westerly side of New Suffolk Lane; RUNNING THENCE alongthe westerly side of New Suffolk Lane South 13 degrees 30 minutes 40 seconds West 50.08 to the lands now or formerly of Orlowski, to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed by deed from BYRON HORTON to the parties of the first part herein and recorded in the office of the Clerk, Suffolk County on August 2, 1974 and in Liber 7687 at page 260. SUBJECT TO a mortgage made by the parties of the first part to the afore- said BYRON HORTON and recorded in the office of the Clerk, Suffolk County TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
