BEGINNING at the northeast corner of the premises to be described

A. Gerhold by James G. Dill, by deed dated May 28, 1966, recorded in
the office of the County Clerk of Suffolk County June 9, 1966 in
Liber 5971 of deeds page 100 , on the east; running thence North 830.
43 ' 10" West 155. 25 feet to the: westerly line of land conveyed by
Elizabeth McKnight Dill to James G. Dill by deed dated August 30,
1974 recorded in the office of the County Clerk of Suffolk County
September 4 , 1974 in Liber 7707 of deeds page 393; running thence
South 61 16 ' 50" West, along said westerly line of land conveyed by
deed recorded in Liber 7707 page 393, 325 feet more or less to the
high water line of Great Peconic Bay; running thence easterly along
the high water line of Great Peconic Bay 105 feet more or less to
the intersection of said high water line wf.th the easterly boundary;
line of land conveyed to Corinne A. Gerhold by James G. Dill by the
aforementioned deed recorded in Liber 5971 of deeds at page 100;
running thence North 60 12 ' 50" East 45±feet to a monument, and con-
tinuing North 16° -21' 00" East along said boundary line of Gerhold
271 . 13 feet to the point of beginning. „
BEING a portion of land conveyed to the party of the first party by,
deed from William J. Baxter and Beatrice P. Baxter, dated October 1,
1965 recorded in the office of the! County Clerk of Suffolk County
October 8 , 1965 in Liber 5873 of deeds at page 483, and also being
the land conveyed to the party of the first part by deed from
Elizabeth McKnight Dill dated August 30 , 1974 , recorded in the office, -
of the: County Clerk of Suffolk County September 4, 1974 in Liber 7707' ;

IIISUBJECT to building and zoning ordinances and regulations affecting the
premises and imposed by any municipality or governmental authority.
hTOGETHER with all riparian rights and other right, title and
interest of the. party of the first part in and to the shore of

TOGETHER also with an easement and right of way for a private drive-
way for the purpose of ingress and egress to and from the premises
hereby conveyed from and to Jackson Street over a strip of lana
twenty (20) feet in width along the easterly side of land of the party
of the first part which strip of land is bounded as follows:
On the north by the southerly side of Jackson Street; on the east
by the aforesaid boundary line between land of the party of the
first part on the west and land of said Corinne A. Gerhold on the
east for a distance of 248 . 87 feet from Jackson Street to the land
hereby conveyed; on the south by the northerly boundary line of the
premises hereby conveyed; on the west by a line parallel to thea afore-
said easterly line of this strip of land and twenty (20) feet distant
westerly therefrom measured on a line perpendicular thereto.
The party of the second part is alsd granted the privilege to lay,
erect, maintain and repair telephone, electric or utility lines
over, under, or above said strip of land, if same are necessary, pro-
vided, however, said right: of way shall not be obstructed for ordinary
ingress and egress for driveway purposes, and any damage or injury
to the driveway arising from such use shall be repaired or restored
ty the party of the second part. The party of the first part shall con-
tinue to have all right and privilege to fully use said strip of land
!' as owner thereof for all purposes subject only to the rights granted
by the easement. This grant and easement shall be a continuing cov-
enant running with the land binding the heirs , successors and assigns

The premises conveyed by this deed are subject to and there is
reserved to the party of the first part an easement and right of way
over a strip of land ten (10) feet in width measured on a line per-
i, pendicular to and distant ten (10) feet westerly from the easterly
boundary line of the premises heareby conveyed, and extending from
the land of the party of the: first part on the north to Great Peconic
�i Ba : on the south; said easement and right of way is for the benefit
and use of the party of the: first part and any future owner or owners
of the: lands of the party of the first part adjoining the premises
hereby conveyed on the north, and to be used for access to and from
said lands of the party of the first part and Great Peconic Bay, such
11 use being limited, however, to ordinary purposes related to private
and residential use of the premises . Said easement and right of way
shall not be obstructed, and shall be a continuing covenant running
i' with the land binding the parties, their heirs, successors and
assigns, provided however, that the same may be terminated and ex-
tinguished at any time by the owners at the time of the land conveyed
by this deed and the owners of the adjoining land on the north as
now owned by the party of the first part.
