WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at New Suffolk, Southold Town, Suffolk County, New York, bounded
and described as follows:
Commencing at a point formed by the intersection of the easterly line
of New Suffolk Lane and the southerly line of Old Harbor Road and running thence
South 82' 46' 30" East 87.85 feet to a point; thence South 28° 17' 30" East
93.51 feet to a stake and land formerly of Sarah I. Acker (said two courses and
distances running along the southerly and westerly line of Old Harbor Road);
thence along land formerly of Sarah I. Acker the following two courses and
distances South 74n 2' West 67.94 feet to a stake; and thence North 86' 49'
10" West 79.47 feet to a stake on the easterly line of New Suffolk Lane; thence
along the easterly line of New Suffolk Lane North 6° 59' East 108.47 feet to
the point or place of beginning.
BEING and intended to be the same premises conveyed to the party of
the first part by deed dated 9/5/44 and recorded in the Suffolk County Clerk's
Office in Liber 2395, Page 183.
Said Frank J. Hagan having died a resident of Suffolk County on 11/23/81.

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
