WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

made by Otto W. Van Tuyl & Son, dated May 10, 1972, as follows:
BEGINNING at a point on the easterly side of New Suffolk Road (5th
Street) where the same is intersected by the southerly side of land now or
formerly of Allen; running
THENCE along said land now or formerly of Allen the following three (3)
courses and distances:
1.) South 75° 11' 00" East 45.24 feet;
2.) South 87n 55' 00" East 40.0 feet;
3.) North 07' 03' 10" East 40.0 feet to land now or formerly of McNulty;
THENCE South 87° 55' 00" East along said land 157.56 feet to a point in
a dredged canal;
THENCE South 29° 52' 40" East through said dredged canal 418.75 feet to
a point in School House Creek;
THENCE along School House Creek the following four (4) tie line courses

r. n 2.) North 32° 24' 20" West 107.69 feet;
3.) North 82° 03' 30" West 193.54 feet;
4.) South 35' 33' 00" West 66 feet to the easterly side of New Suffolk Road;

TAX MAP. This conveyance is made in the regular course of business actually
DESIGNATION conducted by the party of the first part and upon consent of all its stockholders.
Dw. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
pec. 117.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
( l any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
