DIST. WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
1000 paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
SEC. ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

10.00 BEGINNING at a point on the westerly side of Second Street, 142 feet
southerly frau its intersection with the southerly line of Jackson Street;
LCT ) running thence along the westerly side of Second Street, South 50 05' West
020.00 66.14 feet to land of Wetzel; running thence along lands of Wetzel and Larsen,
South 870 21' West, 100.91 feet to land of Martin; running thence along said
land of Martin, North 50 05' East, 78.50 feet to other land of Florence P.
Grathwohl and James W. Pugsley; running thence along said land, South 85° 37'
East, 100 feet to the point or place of BEGINNING.
TOGETHER with an easement five (5) feet in width along the easterly
boundary of land of Larsen for foot passage to the private beach.
SUBJECT to an easement five (5) feet in width along the westerly boundary
of said premises for foot passage for the owners of the properties to the north
to the private beach.

TOGECIfER with the use of the beach area for bathing purposes subject to
such reasonable rules and regulations as may be prescribed by the seller, includ-
ing a maintenance charge not to exceed $25.00 per year unless agreed upon by the
five owners using the same.
TOGETHER with a ten (10) foot right of way over the easement on the Wetzel
premises to the south for access to and from Second Street.
S TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
O AND the party of the first part covenants that the party of the first part has not done or suffered anything
C1) whereby the said premises have been encumbered in any way whatever, except as aforesaid.
r` AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
r�r the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
I the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
