ALI, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and

State of New York, and described as Lot No. 4 on a certain Map entitled
"Map of Highwood at Bayview", filed in the Office of the Clerk of the
County of Suffolk on November 30, 1970 as Map No. 5547, being more
particularly bounded and described as follows:
BEGINNING at a point on'the Easterly side of Highwood Road distant
177.74 feet Southerly from the corner formed by the intersection of
the Easterly side of Highwood Road with the Southerly side of North
Bayview Road; RUNNING THENCE South 66 degrees 17 minutes 00 seconds
East, 124.85 feet; RUNNING THENCE 25 degrees 19 minutes 50 seconds
West, 170.07 feet; RUNNING THENCE North 66 degrees 17 minutes 00
seconds West, 120.06 feet to the Easterly side of Highwood Road;
RUNNING THENCE along the Easterly side of Highwood Road North 23
degrees 43 minutes 00 seconds East, 170 feet to the point or place of
BEGINNING.
BEING the same premises conveyed to the parties of the first part by
Deed dated October 26, 1978 and recorded in the Suffolk County Clerk's
Office on November 3, 1978 in Liber 8526 of Deeds at Page 584.
SAID premises being known as and by street number 265 Highwood Road,
Southold, New York 11971, and as and by District 1000, Section 078.0(;,
Block 09.00, Lot 052.000 on the Suffolk County Tax Map.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
nbntting the above-described premises to the center lines thereof; TOGETHER with thc appurtenances and all Ihe
estate and rights of the party of the first part in and to said prenfises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second pa.rt forever.
AND tim part of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
