LANGE 1985 EDWARDS LANE, ORIENT SCTM# 18-3-6.13 Dear Ms. Cicetti: The Southold Town Board of Trustees reviewed the survey prepared by Gluckman Mayner Architects, last dated June 28, 2007 and received on June 29, 2007, and determined the proposed work of constructing a two-story dwelling with attached one- car garage, screened porch, on-grade terraces, and an in-ground pool to be out of the Wetland jurisdiction under Chapter 275 of the Town Wetland Code and Chapter 111 of the Town Code. Therefore, in accordance with the current Wetlands Code (Chapter 275) and the Coastal Erosion Hazard Area (Chapter 111 ) no permit is required. Please be advised, however, that no construction, sedimentation, or disturbance of any kind may take place seaward of the tidal and/or freshwater wetlands jurisdictional boundary or seaward of the coastal erosion hazard area as indicated above, or within 100' landward from the top of the bluff, without further authorization from the Southold Town Board of Trustees pursuant to Chapter 275 and/or Chapter 111 of the Town Code. It is your responsibility to ensure that all necessary precautions are taken to prevent any sedimentation or other alteration or disturbance to the ground surface or vegetation within Tidal Wetlands jurisdiction and Coastal Erosion Hazard Area, which may result from your project. Such precautions may include maintaining adequate work area between the tidal wetland jurisdictional boundary and the coastal erosion hazard area and your project or erecting a temporary fence, barrier, or hay bale berm. 2 This determination is not a determination from any other agency. The property in question is in Flood Zone "X" (areas determined to be outside 5OO-year floodplain), according to the FEMA FIRM map number 36103C0068. The Owner of the property, Heidi Lange, has engaged our firm to design a house on the currently vacant lot. The planned construction consists of a new two-story house with an attached one-car garage. The ground floor footprint (including the garage) is approximately 3,600 si. The adjacent landscape shall have a screened porch, o~q grade terraces, and an in-ground pool. Enclosed with this request please find: a survey with the proposed project clearly delineated and dimensioned; a letter from the Owner giving the Trustees permission to access the property; the filing fee of $50; and two panorama photographs of the site.
