WITNESSETH, that the party of~hc fa'st part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
andbeing~m at Southold, Town of Southold, Suffolk County, New York, being known
as Residential Unit 30 in the Building (hereinafter referred to as the "Building")
known as The North Fork Beach Condominium in the County of Suffolk and State of
New York said Unit being designated and described as Residential Unit No. 30 in a
certain Declaration dated 7-8-85, made pursuant to Article 9-B of the Real Property
Law of the State of New York (hereinafter referred to as the "Condominium Act")
establishing a plan for condominium ownership of the Building and the Land (hereinafter
to as the "land") upon which the Building is situated (which land is more particularly
described in the Declaration recorded in the Office of the Clerk of the County of
Suffolk, on 7-12-85 in Liber 9829 page 142 and amended by Amended Declaration in
Liber 9933 page 468. This unit is also designated as Tax Lot 030.00 in Block
01.00 Section 135.01 District 1000 of the County of Suffolk on the Tax Map.
TOGETHER with an undivided 2.37% interest in the Common Elements (as such term
is defined in the Declaration).
~ING AND INTENDED to be the same premises described in the deed to the party of the
i~therein by deed, dated 1-26-88, recorded 2-4-88 in Liber 10533 Page 54.
TOGETHER with all right, title and interest, if any, of thc party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the fu'st part covenants that the party of thc first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that thc party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for thc purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever thc sense of this indenture so requires.
