THE PREMISES herein are conveyed subject to the following covenants
end restrictions:
1. The promises shall not be used except for residential
purposes; that the parties of the second part will not erect, carry
on, maintain, suffer or permit on the premises or upon any part
thereof, any brewery, distillery, dram shop, saloon or other place
for the manufacture or sale of- intoxicating liquors, or any dangerous
or noxious trade, business or occupation, or any nuisance whatever,
or any trading or manufacturing business, trade or occupation.
2. No bu4l4ing other than one private dwelling for the use and
occupancy of one family and one private garage shall be erected on
said lot. Any dwelling erected thereon shall cost not less than
$8,000.00 and any detached garage erected thereon shall cost not less
than $1,000.00.
3. No fences or hedges over 4 feet in height shall beerected
on said premises and said fences or hedges shall be maintained and
kept in good appearance.
4. No stables or outside toilets shall be erected on said
premises. No foul waste water or other refuse or garbage from, in
or about any buildings which may hereafter be erected on the premises
shall be permitted to be deposited on the soil or send, but shall be
conducted through pipes or dralwa, which said pipes or drains shall
be constructed of tile, iron brick or stone and best Portland or other
superior cement in such manner as to be perfectly watertight and so
as effectively to prevent the escape of any of the contents thereof

S. No part of any dwelling or garage shall be constructed on
said premises within 25 feet of any street or within 5 feet of the
other boundaries of said lot, and no part of any cesspool shall be
within 10 feet of the other boundaries of said lot.
6. No fowl, poultry, animals or livestock shall be kept on
said premises other than domestic pets.
7. No trailers will be kept, used or allowed upon said premises
except when kept within an enclosed garage.
These covenants and restrictions shall run with the land hereby
conveyed_and..shall bind_and_iaure-to-She-benefit-of the said parties
hereto, their heirs, administrators and assigns until January 1, 1970
and said covenants and restrictions may be enforced by actions for
damages or injunctions or both until the said lot day of January, 1970.
The covenants and restrictions herein imposed shall apply solely
to the premises herein conveyed and these covenants and restrictions
may be modified, changed or released by the parties of the first part,
their heirs and assigns and the owners of the premises for the time
being, the parties of the first part reserving and retaining all
restricting rights of neighboring properties now owned or which may
be acquired by them.
