BETWEEN LEONE D. HOWELL and LENA F. HOWELL, his wife,

Aresiding at 181 Cleveland Avenue, Mineola, Nassau County,04
New York, parties of the first part,
and
ROBERT G. BRENDEL and JEAN BRENDEL, his wife, residing at
O 664 Knollwood Drive, West Hempstead, Nassau County, New York,
parties of the second part,
WITNESSETH, that the parties of the first part, in
consideration of the sum of One ($1.00) Dollar, lawful money
of the United States, and other good and valuable considerations
paid by the parties of the second part, do hereby grant and
release unto the parties of the seconi part, their heirs and
assigns forever,
ALL that certain lot of land situated at Mattituck, Town
of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the southerly line of a certain
30 foot right of way running easterly and westerly at a point
122 feet westerly from the westerly line of a 25 foot right of
way (Reeve Avenue), said point of beginning being the north-
westerly corner of land of Wood; running thence along said
land of Wood, 5.4039' E. 160 feet, more or less, to ordinary
high water mark of Peconic Bay; thence westerly along said
ordinary high water mark 60 feat, more or less, to land of
De Novellis; thence along said land of De Nove111s, N.4020120" W.
156 feet, more or less, to the southerly line of said 30 foot

right of way; thence along the southerly line of said 30 foot 3
right of way, X.700001 E. 60.0 feet to the point of beginning. I
TOGETHER with all the land lying between the east and west
boundary lines extended from the bulkhead line to the high water
mark of Peoonic Bay.
TOGETHER with a right of way over a strip of land thirty
(30) feet wide, the southerly line of which beginning at the I.
Northwest corner of the land herein described runs on a
course North 700001 East to the Northeasterly corner of the
land heretofore mentioned as conveyed to Bryant S. Conklin
and thence Northward over another right of way twenty-five
(25) feet wide extending from the southerly side of the first
right of way to New Suffolk Avenue.
The last mentioned right of way was established by agreement
between George B. Reeve, Florence B. Reeve and Phebe M. Hollister
and recorded September 5th, 1907 in the office of the Clerk of
Suffolk County in Liber 629 of Deeds at page 168.
It is understood and agreed that the rights herein given
under the lest mentioned right of way shall not extend south
of the south line of the first described right of way.
BEING a part of the same premises conveyed by Mabel Hollister
Houghton to Leone D. Howell, one of the parties of the first
part herein by Deed dated November 17, 1925 and recorded in
the office of the Clerk of Suffolk County, January 11, 1926
in Liber 1164 of Deeds at page 180.
TOGETHER with all appurtenanoes and all estate and rights
of the parties of the first part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the
parties of the second part, their heirs and assigns forever.
